Detroit... Who Knew? Dan Gilbert, the native Detroiter, billionaire owner of Quicken Loans knew... a lot. He knew that vacant shells of fine downtown office buildings could be bought and brought back to life for less than a Motown song. He knew that the 8,000 plus milliennials that worked for his companies would chose a genuine urban setting and life over the suburbs, and he knew that his hometown – the places and the people – were not only worth saving, but if given a chance could thrive. However, he needed a strategy, and a plan, for bringing back the street life of Downtown Detroit.

Rock Ventures, Dan Gilbert’s real estate development arm, in partnership with the Downtown Detroit Partnership and the Detroit Economic Growth Authority, conducted a national search for team members to join them in an in-depth process to create a master development plan for the downtown. Shook Kelley was not only selected to be a member, but to lead the dialogue during extensive charrettes, to reconcile the competing voices, and in the end develop a compelling strategy, plan and message for both quickly injecting the streets of the downtown with opportunities for engagement and fun, and for establishing a development process and pattern for a complex, mixed use urban center with international reach and notoriety.
